How to Recycle Buyers and Make More Sales

 

As a real estate coach and trainer, I regularly see agents overestimate how influential and persuasive they are.

Here is the uncomfortable truth: in a booming market, the market often does much of the work.

When the media says it is a great time to buy and sell, agents are swimming with the tide.

When 20 buyers attend an open home and create FOMO for one another, agents are swimming with the tide.

When a buyer misses out on a three-bedroom home for $1 million and a similar property appears the following week for $1.05 million, the market is creating the urgency.

The market is being influential. The market is being persuasive.

When open-home numbers fall, buyers take longer to decide and that urgency disappears, an agent’s real skill becomes much clearer.

Good markets can create lazy agents

In a strong market, buyers are often treated as one-time use.

A buyer attends an open home, decides the property is not right and walks out the door to attend another agent’s listing.

That may have worked when the next group of buyers was already coming up the driveway. In a shifting market, it is a massive lost opportunity.

This is why one of the most valuable real estate training strategies is learning how to recycle buyers.

Buyer recycling means keeping buyers within your agency’s ecosystem by helping them inspect more suitable properties through you, your team or another agent within your business.

One unsuitable property should never be the end of the relationship.

Recycling buyers changes the numbers

In a strong market, a buyer might inspect 10 properties before purchasing.

If you show them one of those 10 properties, you are participating in 10% of their buying journey.

In a shifting market, that same buyer may inspect 20 properties. If you still show them only one property, your share of their journey drops from 10% to 5%.

However, if you recycle that buyer and help them inspect five of those 20 properties, you are now participating in 25% of their journey.

You have moved from a one-in-20 opportunity to a one-in-four opportunity.

That does not guarantee the sale, but it gives you five opportunities instead of one.

Create a buyer-recycling system

Start with four simple actions:

  1. Properly qualify every buyer’s price range, preferred locations, timeframe and non-negotiables. These four buyer qualifying questions will help.
  2. Identify another two or three properties that could suit them.
  3. Book the next inspection before finishing the conversation.
  4. If another agent has the right property, make the introduction and keep the buyer within your agency’s ecosystem.

Then track one important KPI:

What percentage of buyers inspect a second property through your agency?

Moving a buyer from one inspection to two proves that you are building a relationship instead of simply processing an open-home attendee.

The goal is to monopolise the buyer’s inspections through world-class service.

That does not mean restricting their choices. It means becoming so useful and relevant that buyers choose to inspect more properties through you.

Recycle your buyers. Get them through more doors. Give yourself more opportunities to make the sale.
