As you know, we have been conducting negotiations on your property. As required, I have outlined below a written summary of the negotiations to date.

On 27/8/2026, the potential purchaser submitted an initial offer of $940,000 for your property.

This purchaser has been looking extensively throughout the area for the past six months and, as a result, has developed a strong understanding of the current local property market. During negotiations, the purchaser referred to other recent sales in the area that she was comparing with your property, which formed part of the basis for her offer.

The purchaser was also familiar with the recent sale on your street. Based on these comparable sales, she believes your property sits within the market at approximately $950,000 to $970,000.

Following further negotiations, the purchaser increased her offer to $975,000.

Please be assured that at all times we have been focused on protecting your value and extracting the strongest possible price from both the market and this particular purchaser. Through this process, we have now obtained a further offer of $985,000, received today, 1/9/2026.

Natalie has made it very clear that this is her final offer. She is prepared to move forward at this price, however she has also indicated that she believes this offer is above the true market value of the property.

Based on the buyer feedback we have received throughout the campaign, together with the recent comparable sales and the current market conditions, we believe that $985,000 represents a very strong offer in today’s market.

As discussed when we first met, our view was that the property would likely sell between $950,000 and $970,000, which was also reflected in the agency agreement signed at the commencement of the campaign.

Rest assured, we will act in accordance with whatever instructions you now provide in relation to this offer.

P.S. I have attached a few comparable sales that are similar to your property. Based on these sales, we believe the current offer of $985,000 is a very strong result.

A few key facts to consider when reviewing this offer:

  1. The property has now been listed for 77 days. In most campaigns, the strongest offers are generally received between days 5 and 25.
  2. Other houses on the street have sold for approximately $940,000.
