Here’s my best piece of advice: create a structured 12 month marketing plan. This isn’t complicated, and it doesn’t need to be overwhelming. It's about setting up clear campaigns that keep you visible, relevant, and valuable to your audience throughout the year.
The real estate landscape has shifted. It’s no longer about choosing one channel; it’s about mastering them all. There are three key audiences you need to consistently engage:
Your Database – Keep nurturing the people who already know you.
Social Media – Be active, engaging, and consistent.
Your Farm Area – Make sure your local community knows exactly who you are and what you offer.
When you combine these three effectively, you create momentum quickly.
Think of 10 key reasons or talking points throughout the year to communicate consistently across all channels. For example:
Selling through winter.
Capitalising on a recent RBA cash rate drop.
Preparing your audience for the spring selling season.
Leveraging the Christmas period to connect meaningfully.
Once these are in place, building out campaign items becomes easy.
Every campaign has multiple touchpoints that reinforce your message:
Text messages
Emails
Video scripts
Phone call dialogues
Each touchpoint reinforces the campaign, creating multiple opportunities for your prospects to see, hear, and trust you.
Here’s a golden rule worth repeating: frequency of contact builds trust. The more consistent you are, the quicker you transition prospects from knowing you, to liking you, to trusting you enough to do business with you.
Scaling your business quickly comes down to three practical actions:
Ask more people, in more ways.
Reach more prospects this month than you did last month. Set clear KPIs around expanding your database.
Innovate constantly. Find fresh ways to add value, start conversations, and ask potential sellers if they’re ready to make a move.
Remember, consistency is your competitive advantage.
