Turn stale stock into sold signs, without losing the vendor.
Watch first. 5 minutes.
The Vendor Management Blueprint is exactly what to do, and exactly what to say, from the day they authorise the paperwork to the day it sells. Ten audio chapters in my voice. Ten Shifting Markets videos. And the vault: every template I use with my own sellers, ready for your logo and ready to use this week.
A conversation is opinion. A document is reality.
I'm about to say something most agents won't like.
For six years the market did your vendor management for you. Now it's moving the other way, and your sellers are already telling you so.
For the last six years, you didn't do vendor management. The market did it for you.
You listed it a bit high. The market caught up. It sold. And everybody looked like a great agent.
That's over.
Now the market is moving away from your owner's price, not towards it. Getting the listing used to be the hard part. Now it's getting it sold.
And this is what you're hearing.
Sound familiar?
- Another agent said it's worth more.
- Let's wait for the market to come back.
- I'm not giving it away.
- I'm not desperate to sell.
If you've heard one of those this week, keep reading. Because the agents who can't have that conversation are about to lose their stock to the agents who can.
What it's costing you
Every week it sits, it costs you three times.
The price drifts, the best buyers leave, and the listing walks to the agent across the road. Price is the symptom. The vendor is the fix.
The price drifts.
The owner's number stays where it was. The market doesn't. Every week the gap gets wider, and the conversation gets harder.
The best buyers leave.
The best offers come from day five to day twenty-five, when every active buyer sees it for the first time. Miss that window, and the buyer who'd have paid the most has bought something else.
The listing walks.
A vendor who feels you haven't tried doesn't drop the price. They drop the agent. And the agent across the road lists them.
Property is like concrete. The longer it sits, the harder it gets.
Here's the good news. Price is only the symptom. The real fix is managing the vendor from day one, so the price conversation is easy when you need to have it. Tough markets are when market share changes hands. The only question is which way it changes.
Right now I'm seeing three kinds of agents. One is waiting for the market to come back. One is doing little trims, chasing it down. And one has a system: the campaign set up before the first open, a written report every week, and the evidence face to face at week two and week four. Call him Bob. Bob gets sold, and Bob keeps the vendor, because the vendor can see Bob tried. The difference isn't talent. It's the words and the documents, used every week. Be like Bob. That's what the Blueprint gives you.
This is for you if...
You've got stock sitting and you want the words and the system to move it.
- You've got stock that's sitting, and an owner who's dug in.
- You list well, but you dread the price conversation.
- You're a principal or team leader, and you want the whole office managing vendors the same way.
- You've only ever sold in a rising market, and this one feels different. It is.
It's not for you if...
You want theory, or you want to list it high and hope.
- You want a course about the economy. There isn't one in here.
- You want to list it high and hope. The market did that for you for six years. It won't now.
- You're not prepared to make the calls, send the report and have the conversation at week two. The words only work if you use them.
Who's talking
My name's Aaron Shiner.
Twenty years, more than two thousand homes sold, and vendor management is the thing the agents I coach ask me about most.
I've been in real estate for more than twenty years. I've sold more than two thousand homes. That's two thousand families moving in, and two thousand moving out. For three years in a row I was First National's number one listing and selling agent, and one of the first Sydney agents to do more than two hundred transactions in a year.
Today I coach agents and offices right across Australia and New Zealand, and vendor management is the thing I get asked about most.
The listing that taught me vendor management
I had opinions. Opinions don't move a seller.
Early in my career, one seller lost $255,000 and sacked three agents, because I gave her a number and no system. Here's what happened.
Early in my career, I was a price predictor, not a price influencer. I'll give you the numbers in today's money.
I looked at the comparables and told an owner, "Yours is a $920,000 to $950,000 house." She said, "Put it on at $995,000."
First week, I brought her $965,000. Above what I'd said it was worth. She wanted $980,000. We didn't get $980,000. That buyer went and bought something else. The next offers came in at $935,000, then $890,000.
She sacked me. She sacked the next agent, and the one after that. I got it back as the fourth agent, and I sold it for $710,000.
When she came in to sign, she said, "You should have made me take that offer. I hold you responsible."
She was right. I didn't have a system. I had opinions. And opinions don't move a seller. Evidence does.
Don't make the mistake I made.
The fix
So here's what I built. I call it The Vendor Management Blueprint.
Not a course about the market. Exactly what to do, and exactly what to say, from the day they authorise the paperwork to the day it sells. Three parts: the audio, the videos and the vault.
It's what I've used with my own sellers and my coaching clients ever since.
Ten audio chapters, in my voice.
About 80 minutes. Each chapter is one conversation, word for word, and each one ends with "Do this this week". Put them on in the car between appointments.
Ten Shifting Markets videos.
So you can watch it as well as hear it. Each video sits inside the chapter it belongs to, right where it helps.
The vault.
Every template I use with my sellers. Welcome to the Marketplace. The Price Strategy Review. The weekly Sellers Report. The offer letters. Word and PDF, ready for your logo.
I don't just tell you to have a Welcome to the Marketplace document. I give you mine.
Rip off and duplicate.
Part one
Ten chapters. All in my voice.
Ten conversations, word for word, in the order a campaign actually runs. About 80 minutes, and every chapter ends with "Do this this week".
Listen in the car, then role-play the dialogue in your sales meeting until it's part of your DNA.
Inventory out
Grade every listing A to D, forecast your next 30 days, and know which vendors need a conversation this week.
Creating seller urgency
Fear, desire and logic. What each one sounds like with a seller, and the property clock for the owner who wants to wait.
Before you go to market
Score the listing before you authorise the paperwork. First I list, then I educate, then I sell.
The tough conversation
Run towards the fire. The answer to "I'm not desperate", the trust ladder, concrete and bread, and the classic lines.
Getting offers accepted
"Let me bring you offers." The law of contrast, your professional recommendation, and how to release the buyer.
Welcome to the Marketplace
The meeting before the first open home that sets up every conversation after it.
The Price Improvement System
Four calls a week, a written report every week, every offer in writing. A system, not a hope.
Pricing your home
A process, not a price. The market screams or whispers. Pick a time or pick a price. Price improvements, not price reductions.
Event schedule
Every campaign needs an end date. The Schedule of Events, the first six weeks, and when to call time out.
When it won't sell
The answers to the things a stuck seller says, how to relaunch your own stale listing, and what to say to "I'll just rent it out".
"Mr and Mrs Seller, I won't just promise you a price. I'll promise you a process. I'm not a price predictor. I'm a price influencer. I influence your price through the method of sale, the marketing, and the negotiation."
That's the kind of thing you get. Not theory. The words, so every price change is linked to evidence and never a number plucked out of the air.
Press play. That's my voice, from the chapter.Part two
Ten Shifting Markets videos.
Watch it as well as hear it. Each video sits in the chapter it belongs to, right where it helps.

Twelve documents, Word and PDF, ready for your logo. Each one below says what it is and what it does, because you'll be using them this week.
- Welcome to the MarketplaceThe 16-page seller pack you go through before the first open home. It sets up the price conversation before there's a price problem.
- The weekly Sellers ReportOne report, every week, in writing. Enquiries, inspections, feedback and offers, so your vendor has the evidence before you ever talk about price.
- The Price Strategy ReviewThe 18-page review you present face to face at week two and week four. The sample, the fill-in Word version, and the AI prompt that builds yours.
- Proposed Schedule of EventsThe whole campaign on one page, with both price reviews and the end date, agreed on day one.
- Your first 6 weeks: the listing run-downWeek by week, what happens and when, so the owner knows what's coming and nothing is a surprise.
- Vendor expectation emailsPrivate treaty and auction. Sent at the start of the campaign, so the week-two meeting is expected, not a shock.
- The offer lettersNotice of Offer, Notice of Offers for two offers at once, Final Offer and the Letter of Refusal. Every offer in writing, so it's never your opinion against theirs.
- The pricing booklet"What is the right price for my property?" The seller-facing booklet you leave behind after the price conversation.
- Trading Up in a down marketFor the owner who's selling and buying. The "Your numbers" page shows them the gap shrinks when they trade up now.
- Listed to SOLD Follow-Up BlueprintThe day-by-day follow-up plan and the eight letters, from day one to the day the agreement runs out.
- The workbookEvery script word for word, and your action plan for each chapter.

Here's why it works
There are a lot of reasons. Here are the four biggies.
Informed sellers make informed decisions. A system beats a hope. You learn it in the car. And it's ready to use today.
- 1An informed seller makes an informed decision.
An uninformed seller makes an uninformed decision. Everything in the Blueprint keeps your seller informed, in writing, every week.
- 2It's a system, not a hope.
Written. Weekly. Face to face. So the price conversation is never a surprise, and it's never your opinion against theirs.
- 3You learn it the way you learnt everything else that stuck.
By hearing it again and again, in the car, until the words are yours.
- 4It's fast.
The templates are ready today. Put your logo on them and use them this week. You don't have to build any of this.
What agents say about the coaching behind it
Three offices that run their sales this way, in their own words. Their numbers, not a promise of yours.
"This was a no brainer for us. We have almost doubled annual commission to $850,000. Our VPA went from $750 to $2600 per property. 22% of our listings sell over asking price and we dominate with a 42% market share. These are not just good strategies, they are industry best ideas."
Mark Theodore, Richardson Real Estate Colac
"Just wanted to let you know that we recorded the most amount of sales in our 60 year history. We recorded 529 sales. Implementing these ideas into our office helped us make an extra $900,000 in the last year."
Ben Ridley
"...Around $80,000 of that came directly from one strategy you helped me implement during our last coaching session... All up, that single session contributed over $100,000 to my GCI."
Paul Parkinson, Sales Manager, Mint Real Estate
From Aaron's coaching clients. Individual results vary.
So what's one price conversation worth?
$255,000
Go back to my seller. One conversation, in week one, and she'd have had $965,000 instead of $710,000. And I'd have kept the listing instead of losing it three times. That's what one conversation is worth.
Now think about your own stock. What's one extra sale worth to you right now? Hold that number.

So you might say to me, "Aaron..."
The eight things agents say before they buy, answered the way I'd answer them across the table.
- “Aaron, I've already got Scripts & Dialogues.”
- Good. Scripts gives you the words for every part of the job. The Blueprint is the whole vendor management system: the ten chapters, the ten videos and the vault of documents. The vendor management section of Scripts comes free inside it. Which listing would you run it on first?
- “Aaron, I've been doing vendor management for twenty years.”
- Then you'll be the fastest to use it. You'll recognise a lot of what's in here. What most experienced agents don't have is all of it, written down, in one system the whole team can run. How many of your team say what you say at week two?
- “Aaron, my market's different.”
- Every market's different. Sellers aren't. "Another agent said it's worth more" sounds the same in Toowoomba, Timaru and Tamworth. You put your own numbers in. The words don't change.
- “Aaron, I'm too busy.”
- I hear you. But you're not busy because you've had the price conversation. You're busy because you haven't. One stale listing eats more of your week than the whole program takes to listen to. Which listing is eating yours?
- “Aaron, $197 is a lot for some audio.”
- It's not audio. It's the audio, the videos and every document I use with my own sellers, ready to brand. Go back to my story. The gap on one listing was $255,000. What's one price conversation worth on your stock right now?
- “Aaron, I'll wait until the market picks up.”
- That's exactly what your vendor is saying. And you already know what you'd tell them. The clock has to go all the way around. Why wait to get to four o'clock?
- “Is it in the membership?”
- Yes. If you buy the Blueprint now and join the membership on a yearly plan within 30 days of buying, or within 30 days of the membership opening if that's later, the $197 comes off your first year. Monthly plans stay at full price.
- “Can my whole office use it?”
- One login per agent. For an office, email me and I'll set your team up.
My guarantee

Every chapter plays on the page and downloads to your phone. Every video plays on the page. Every template downloads as Word and PDF, so it's yours to keep either way.
Put chapter one on in the car on the way to your next appointment.
The market isn't changing. It has changed.
$197, once. Yours to keep.
Your stock won't sell itself. And the agent across the road who can have this conversation is about to list the owners who leave you.
30-day money-back guarantee. Use it for 30 days. If it hasn't changed the way you run a campaign, email us and we'll give you every dollar back. No questions asked.
And remember, you don't have to build any of this. I hand you mine on a platter. All you have to do is plug and play.
This is where the best get better.
P.S. I can't help everyone. The Blueprint isn't for the agent who wants to list it high and hope. It's for the agent who'll make the calls, send the report and have the conversation at week two. If that's you, hit the button. I'll see you on the other side.
